Buttermarket Ipswich

April 2013

Back in the 1970's Ransomes Sims & Jefferies, World renowned manufacturers of grass cutting equipment, began developing land for local businesses to sit alongside them on their site at Nacton.

Over the years this 250 acre estate has developed to the extent that it now hosts a wide variety of manufacturing and warehouse companies plus other diverse activities such as offices, retail and leisure. Today, Ransomes Europark is regarded as the town's foremost business park and the 'first choice for business'.

Along the way, major infrastructure works have been introduced to help support local growing businesses including direct access onto the A14 duel carriageway that fronts the estate.

Joint marketing agents for the scheme, EWS and Savills, are now promoting the last four remaining plots, which range from 1.3 acres to 4.33 acres.

The joint agents comment that: "the remaining parcels provide land suitable for a cross section of activities. Site I, close to the Mercedez Benz dealership and Makro, lends itself for office development or trade counter type activities, whilst F3, of 4.3 acres, could accommodate a large distribution shed of up to 100,000 sq ft. Sites A6 and A7 would suit local or regional headquarters for warehousing focused East Anglia based companies".

An interesting feature of this development and something which the agents highlight as a contributing factor into the success of the scheme, is the effort the developers are prepared to make tailoring their response to each enquiry. Rather than favouring "off the shelf standard designs" they take each occupiers brief and develop into personalised scheme drawings to show how the building could look, and their site would be laid out. Once an occupier is satisfied the scheme is then priced for them either on a leasehold or freehold basis. "Having a developer work so closely with an occupier, to ensure their requirements are fully reflected is very rare and extremely reassuring to parties looking to make a long term commitment " say the agents. "The fact that it is all done prior to any commitment is especially valuable".
